Purpose

Our guides help Montana buyers and homeowners identify useful questions before they speak with a mortgage professional. They are general education, not an approval, rate quote, commitment to lend or individualized legal, tax or financial advice.

Sources

Program and consumer-protection claims are checked against current primary sources whenever practical. Those sources may include the Department of Veterans Affairs, HUD, USDA, the Consumer Financial Protection Bureau, Fannie Mae, Freddie Mac, Montana agencies and Flathead County. Each substantive guide links readers to the official resources used for its key claims.

Authorship and research assistance

Educational guides are published by Flathead Mortgage, Inc. Research, outlining and drafting may use software and AI-assisted tools. Before publication, claims are compared with the linked primary sources and the finished page is checked for clear limitations, source links and a direct path to a person. Automated tools do not approve loans or answer borrower-specific questions.

A page will name Scott Reichner as an individual author or reviewer only when he has personally reviewed that page. Questions about a borrower's goals, eligibility, property or current loan options go directly to Scott, NMLS #303071.

Updates and corrections

Mortgage rules, limits and market conditions can change. Pages show a publication or update date and avoid publishing live rates without the assumptions needed to understand them. If you find an error or a broken official source, email sreichner32@gmail.com or call 406-253-3929. Material corrections will be made as soon as they can be verified.

What readers should verify

Loan availability, approval, pricing, cash to close and terms depend on the borrower, property, program, lender and market at the time of application. Property questions may also require qualified real-estate, inspection, appraisal, title, insurance, legal or tax professionals. Use the guides to prepare for those conversations—not to replace them.
